The Application Process Includes:

  1. Completed Application with Fees
  2. Background/ Credit Check
  3. Income Verification (Must be 2.5x the rent)
  4. Verification of Rental History
  5. Verification of Renter’s Insurance (Required at Move-in)

An Application may be denied for the following reasons:

  • Monthly income is not 2.5 times the rent (all sources of income included)
  • Any prior housing evictions or money owed to previous landlords.
  • Any three (3) late payments of rent within a twelve (12) month period from a housing unit.
  • Any record of disturbance of neighbors or other disruptive behavior by the applicant or any member of the family.
  • Any record of applicant or any member of family being destructive to apartment or surrounding public areas.
  • Any obvious sign of unsanitary conditions or excessive garbage accumulation.
  • Any one (1) conviction of a felony and/or drug related crime or act of violence.
  • Any one (1) conviction of a crime against a child of any type or degree.
